Location and Description
The site is located on the corner of Victoria Street and Talbot Road in the Newton area of Hyde close to Junction 3 of the M67 Motorway. It comprises 0.97 acres (4,694 square metres) or thereabouts and is shown edged red on the attached plan for identification purposes only. It is predominantly bounded by residential buildings with a mix of terraced, semi-detached and bungalows. Immediately to the west/south west of the site is an area of protected green space currently used for grazing purposes. To the north of the site is Newton Business Park.

has been prepared which identifies the site to be suitable for employment use (B1, B2 and B8). Any disposal will be conditional on the purchaser obtaining the necessary planning approval.

Tenure
The Council’s freehold of the land is to be sold, subject to the prior execution of a Building Agreement.
The Council’s title is registered under Title No: GM932857.
Services
Prospective purchasers must make their own enquiries with respect to the location and capacity of all mains services and drainage.
Terms
The successful bidder will be granted a Building Agreement and Licence to enter onto the land and construct a suitable industrial development to be completed within eighteen months of the signing of the Building Agreement or possession being granted whichever is the sooner.
Only on completion of a satisfactory development will the Council transfer the freehold interest in the site to the purchaser.
Fees
The successful purchaser shall be responsible for the Council’s legal fees in addition to the Council’s surveyor’s fees of 1.5% of the purchase price.
Site Conditions
The successful bidder will accept the site in its existing condition although permission will be granted for the purchaser to undertake a site investigation subject to prior notice being given and the Council being indemnified against any claims or losses.

The Council is inviting written offers for the possible purchase of the site which must be submitted in an envelope to arrive no later than 12 noon on Friday 18th July 2008 with the prescribed Tender label 29.3 KB
attached to the front.

The closing date for offers is 12 noon on Friday 18th July 2008.
To assist you with the submission of your offer, please note the basic guidelines to be followed when returning offers to the Council:
- Offers should be placed in an envelope displaying the address label provided by the Council or obtained from the internet.
- If offers are sent by Royal Mail, please allow sufficient time for the documents to reach the Council before the deadline as any documents received after this time will not be considered.
- If you are using a Courier Service, please stress upon them that the documents need to be delivered to the Staff Entrance of the Council Offices based on Wellington Road and not delivered to the loading bay.
- In addition, please make sure any Couriers labels do not conceal the Council’s address label.
- The same advice is given to anyone delivering the offer documents by hand. Again, please allow sufficient time for any queries at the Staff Entrance as the time of receipt for any offer is the actual time the offer is handed to a member of staff at the Staff Entrance desk and later offers will not be accepted.
- Please note that the envelope must not be marked in any way as to identify the sender.
