Property Inspection


The Home Office requires confirmation that the property meets:

  • The Fitness standard as detailed in the Housing Act 1985
  • And would not become overcrowded when the applicant resides at the property.

The officer who inspects your property will require access to the whole house and will consider the following matters:

Visual observation of the outside walls and roof, including the guttering and fall pipes will identify any items that require your attention such as loose slates, leaking gutters etc. Wooden window frames will be observed for rot.

Internally, any areas of dampness will be noted. The main locations for dampness are at the base of the ground floor wall and at ceiling level. Observations will be made to the condition of the internal walls, doors, floor and ceiling.

We will determine that there is sufficient natural lighting and ventilation to all living rooms and bedrooms, and that windows are capable of being opened and easily closed.

Facilities for Food Preparation - The kitchen should be in such a condition that it is safe for the preparation of food and associated cooking.

Facilities for personal hygiene - Each property should have an inside toilet with a wash hand basin and a shower/bath. There should be an adequate supply of hot and cold water to the wash hand basin and bath.

Gas Fires - We will observe for any signs that your fire is not burning correctly such as black soot on the radiant or a blue flame. If you live in a rented property we will request a copy of the landlords gas safety certificate. Please note that a visual inspection will not identify all defects and owner-occupiers are recommended to have appliances checked annually.

To determine overcrowding the following issues will be considered.

The floor area of the rooms and the ages /sex and relationships of the persons occupying the property.

Members of the opposite sex who are over the age of 10 and who are not living together as husband and wife must not sleep in the same room.

Ideally, it is preferable to have the applicant present, but where this is not possible, a close friend or family member who has knowledge as to the occupants of the house is acceptable.
