What is a Rent Deposit Scheme?

The Rent Deposit Scheme replaces the cash deposit usually required by a landlord before a tenant moves into a property.

Most landlords require a deposit before they will allow a tenant to move in to the property. If tenants are not able to raise this deposit, they may not be able to move in.

The Tameside Rent Deposit Scheme will instead give the landlord an underwritten guarantee or bond which will cover damage to the property after a tenancy has ended.

How does it work?

When you have found somewhere to rent and the landlord is willing to rent it to you, we will:

  • Do a Pre Tenancy Determination so you know how much Housing Benefit you would receive.

Landlords will benefit from an assisted Housing Benefit service, and a guaranteed payment to cover damage (subject to terms and conditions).

Who can apply?

You can apply if you are:-

  • Single or a couple without children
  • On a low income or benefit
  • Looking for private rented accommodation

If you do not meet the above criteria, but are in housing need, we may consider applications from other households. Please contact the scheme to discuss your circumstances.

What is the benefit for my landlord?

  • The Rent Deposit Scheme can provide tenancy agreements for your landlord, and advice on tenancy issues.
  • We provide a guaranteed payment to cover damage (not wear and tear).
  • We will assist with your Housing Benefit claim.
  • We are also a point of contact for housing matters and advice.

Please note: The landlord will be expected to provide gas safety certificates and a copy of the signed tenancy agreement for our records.
