Residential Design Supplementary Planning Document

The Residential Design Supplementary Planning Document (SPD) provides specific planning guidance on the design of high quality, sustainable homes.  This new guidance document replaces the existing Residential Development Guidelines SPD, with greater emphasis on design, updated permitted development rights and alignment with regional and national policy.

The document's primary role is to guide the design of residential developments and household extensions within Tameside. Guidance reflects this, with two main sections providing policies on residential developments and the design of household extensions. Policies within these sections focus on issues such as:

  • Acknowledging local character
  • Applying appropriate scale and mass to buildings
  • Car parking
  • Privacy and natural light
  • Public and private space
  • Residential layouts
  • Sustainable developments
  • Size, location and design of extensions


These policies will indicate to designers the issues considered by the Council when assessing planning applications, whilst providing Council Officers with criteria to assess planning applications. 

The draft document was subject to a 7 week period of public consultation from Tuesday 1st December 2009 to Tuesday 19th January 2010.  15 representations were received during this period, which have now been considered by the Council.

The Key Decision meeting to consider the approval of the document took place on the 2nd March 2010. As a result the document was approved and has now been formally adopted by the Council as planning guidance.
